Bronte East is made up of a variety of real estate types including bungalows, side splits, and two storey detached homes built mostly in the 1960’s. Many of these homes are being torn down in favour of new custom built homes. Bronte West is very similar in price to Bronte East, but Bronte West has a bit more variety in property types and ages as Lakeshore Woods is a community of homes built in the 1990’s by Aspen Ridge Homes and Rosehaven Homes among others. Outside of the new custom built homes, the lakeshore woods homes are the only other detached homes that offer 9 ft ceilings (if that’s what you’re looking for). Lakeshore Woods is also nestled south of Rebecca and north of Lakeshore Rd along either side of Great Lakes Boulevard. Just to the east of Lakeshore Woods is a nice little pocket of homes in varying sizes but mostly under 2400 sq ft along either side of Mississauga Street, and also bordering Rebecca St to the north and Lakeshore Rd to the south. Bronte West is also home to Bronte Harbour which offers up some excellent dining options, lakeside parks and walkways, and of course the harbour itself. Old Oakville spans a wide swath of land across the lakeshore as far west as Fourth Line and as far east as Gairloch Gardens, but narrows at it’s northern border of the QEW to Kerr Street tot he west and Chartwell Road to the east. Old Oakville forms part of what is generally referred to as South East Oakville. South East Oakville real estate is the most expensive and sought after land in Oakville with very few exceptions. Old Oakville is also home to Downtown Oakville with it’s renowned restaurants and shops, and lakeside parks and walking paths, and of course the Oakville Harbour and the Oakville Club. Old Oakville has some of the most interesting and luxurious properties in the GTA with some lakefront properties selling up into the $20,000,000 range and more. The Eastlake neighbourhood of Oakville borders Old Oakville to the east side. Eastlake is the other part of what is commonly referred to as South East Oakville. Eastlake itself is made up of two neighbourhoods called Morrison and Ford. Morrison has long been considered the older and more sought after of the two, but that line is becoming more blurred in recent years. Just like Old Oakville, Eastlake is also the most expensive real estate in all of Oakville. It’s towering 200 year old pines, maples, and oak trees make it feel like a forest with exquisite properties nestled amongst the trees offering a truly exceptional lifestyle. Palermo West is a wonderful neighbourhood in north west Oakville built up in the late 1990’s into the early 2000’s. Palermo West is also referred to as Bronte Creek. Palermo West begins at Dundas Street to the north, Bronte Road to the east, the QEW to the south and Burloak Drive/Bronte Provincial Park to the West. Palermo West borders the Bronte Provincial Park where there is overnight camping, off leash dog walking, walking and hiking trails, and great bike trails as well. Palermo west offers nicely appointed detached homes with 2 car garages in the $1,920,000 price range. It’s not a big neighbourhood so there’s usually not plenty to choose from. Glen Abbey is an exceptionally well planned community with the world renowned Jack Nicklaus designed Glen Abbey Golf Course as its name sake and centrepiece. The Glen Abbey neighbourhood has a series of creeks and ravines that the neighbourhood is built around and in between, with wonderful walking trails and biking trails throughout. Glen Abbey borders Bronte Road to the west, Upper Middle Road to the North, the QEW to the south and Dorval Road to the east (with the exception of a small enclave of detached homes and townhomes on the east side of Dorval of which some back on to the golf course.) Glen Abbey offers one of the highest concentrations of homes backing onto green space in all of Oakville. Most of the homes in Glen Abbey were built in the 1980’s and as such offer larger lots than newly built homes. Most of the houses in Glen Abbey have now been updated with tasteful renovations and remodels. Many of the backyards have swimming pools and extensive landscaping featuring no neighbours behind. Glen Abbey also boasts having one of Ontario’s highest rated public high schools in Abbey Park High School. College Park borders Glen Abbey to the west and Iroquois Ridge South to the east. The borders are actually creeks, 16 Mile Creek to the west and Morrison Creek to the east. College Park is home to Sheridan College and so aptly named. Most of College Park was built up in the 1960’s and have a variety of lot sizes and home types, such as the original bungalows, side splits, and back splits, as well as newly built custom homes (similar to Bronte East and Bronte West) since the lot sizes are generous and conducive to building new custom homes. Iroquois Ridge South borders College Park to the west and the 403 and Clearview to the east and Upper Middle Road to the north. Iroquois Ridge South is also locally referred to as Falgarwood. Iroquois Ridge South features a highly rated public high school called Iroquois Ridge High School. Iroquois Ridge South was also mostly built up in the 1960’s and as such rarely has any detached homes in the $1,920,000 price range as the older homes are much less and the newer homes much more. Iroquois Ridge North is made up of Joshua Creek and Wedgewood Creek. Joshua Creek is the newer and more expensive of the two neighbourhoods with homes built up in the early 2000’s with a concentration of larger 2500 to over 3000 sq ft homes on offer. Wedgewood Creek was mostly built up in the 1980’s with similar sized homes but generally less expensive. Many of the homes in Wedgewood Creek have not been extensively upgraded and therefore offer an opportunity to purchase a detached home in Oakville for less than the average should a buyer want to update to their own tastes. West Oak Trails is one of Oakville’s most popular neighbourhoods because of its central locations, quality of schools, and generally lower price point. Located just north of Glen Abbey on the north side of Upper Middle Road and East of Bronte Road and South or Dundas Rd and west of Lion’s Valley Park. West Oak Trails typically offers the highest concentration of detached homes that fit the average sales price category. West Oak Trails, as the name suggests, has a number of walking trails interwoven into the neighbourhood and is very central to the new Oakville Trafalgar Memorial Hospital. West Oak Trails was built up in the late 1990’s and into the early 2000’s. Mattamy Homes was the most prolific builder in West Oak Trails. The founder of Mattamy Homes, Peter Gilgan has donated large sums to the Oakville Hospital and can be given much of the credit for the development of the Town of Milton which was made possible by extending the water main from Oakville to Milton.. River Oaks, much like West Oak Trails, was built up in the 1990’s and into the early 2000’s. These detached homes offer larger indoor living spaces combined with much smaller outdoor living areas in order to maximize the indoor living space to accommodate large or growing families who value indoor space over outdoor space. Being all very newly built homes, this neighbourhood attracts buyers who have little interest in renovations or renovated homes. This neighbourhood is also attractively priced since the lots aren’t as big, the real estate itself is less expensive offering great value for those who do not need or want a large lot.
